Actually Tsawwassen is the extremely rich suburbs. Except the Native American Reserves.
Ladner has East ladner, which is filthy rich, but the center of ladner is.. well, comfortably middle class.

Vancouver's pretty much split up accurately though.

I couldn't remember what Ladner was, only that my grandparents have lived in Richmond and Ladner, and my aunt and uncle live in Delta/Tsawwassen, so that's why I know they are suburbs, but they also own a bilevel 4 bedroom house with a kitchen that's bigger my condo.

I always found that pretty frightening.

Tsawwassen's stereotyped as being pretty snooty, and generally aryan.
Ladner on the other hand's just supposed to be a bunch of christian-reformed farmers, except for east ladner which is predominantly asian.

I used to think those faked TV Canadian accents were exagerated beyond all reality too, then I listened to this radio interview with a 78-year-old canola farmer from Saskatchewan. Compared to him most faked Canadian accents seem understated.
